区位对高铁车站周边地区开发的影响

摘要: 高铁车站选址需要综合考虑技术、经济以及空间等诸多因素,国内已有研究缺乏针对新建高 铁线路边缘化的选址及其对车站周边地区开发影响的定量分析。以京沪和武广高铁沿线城市的38 个高铁车站及其周边地区发展状况为研究对象,探索高铁车站与城市中心的距离这一关键因素对高 铁车站周边地区开发的影响机制。通过构建距离指数,系统分析不同区位高铁车站周边地区的开发 特征,并通过聚类分析,得到车站周边地区开发规模与城市规模、距离指数的关系。结果表明,城 市规模越大、距离指数越小,则开发量越大;在22 个有开发车站中,距离指数较低(>0.5~1.0)的车 站周边地区开发效果最为显著;相对大、中开发类车站,小开发类和无开发类车站周边地区的开发 情况对于城市规模和距离指数的变化更加敏感。

Impact of Location on Land Use Development around High-speed Railway Stations

Abstract: It is necessary to consider technical, economic and spatial factors in site selection of high-speed railway (HSR) stations. Existing studies in China lack quantitative analyses on site selection of newly-built HSR lines in suburban areas and its impact on land use development around stations. Using 38 HSR stations and their development conditions in surrounding areas in cities along Beijing-Shanghai High-speed Railway and the Wuhan-Guangzhou High-speed Railway, this paper discusses the impact of a key factor, the distance from HSR stations to central urban area, on land use development around HSR stations. By establishing the distance index, the paper analyzes the characteristics of land use development around stations in different locations, and further establishes the relationships among the development scale in surrounding areas, urban scale, and the distance index based on cluster analysis. Results show that the larger the urban scale and the smaller the distance index, the larger the development capacity. Among the 22 stations with development, the development effect of stations with lower distance indices (0.5-1.0) is the most significant; compared with stations with large and medium-scale development, stations with low land use development and without development are more sensitive to the changes in urban scale and the distance index.
