摘要： 商业开发是弥补高铁建设运营亏损、保障高铁可持续发展的重要途径。在分析中国高铁商业 开发现存问题的基础上，讨论高铁车站商业开发在工作机制、开发模式和融资模式等方面的成功经 验，并在开发定位、商业模式、交通组织、融资渠道和效益分析等方面提出建议。提出的经验和建 议可帮助开发主体有效开发利用高铁车站庞大的运营空间和周边辐射区域。

Commercial Development at High-Speed Railway Stations

Abstract： Commercial development is an important way to supplement the loss of constructing and operating high-speed railways, and to ensure the sustainable development of such a system. By analyzing the existing problems of high-speed railway commercial development, this paper summarizes the experience in implementing commercial development at railway stations in several aspects: work mechanism, developing pattern, and financing mode. The paper provides suggestions on development orientation, business mode, traffic organization, financing channel, and benefit analysis. Those experience and suggestions are expected to better support the commercial development at the high-speed railway stations and the surrounding areas.
