城市跨江轨道交通对居住用地分化的影响 ——以湖北省武汉市为例

摘要: 在当前城市交通系统建设中,城市跨江轨道交通建设对城市居住用地分化产生极大影响。利 用结构方程模型,对武汉市跨长江地铁线路——2 号线金银潭站、范湖站、积玉桥站3 个典型车站 的土地利用格局进行度量,并结合现状予以分析。研究结果表明:城市跨江轨道交通的开通使长江 两岸交通互通性得以提升,进而引发高档住宅在城市跨江轨道交通沿线的集聚效应;城市跨江轨道 交通的开通使沿线地价上涨、土地利用效率提升、土地利用格局变化,在商业服务、居住用地格局 升级的同时,受市场杠杆的调节作用影响居住用地形成圈层式居住等级变化。

Impact of Urban Cross-River Rail Transit on the Differentiation of Residential Land: A Case Study in Wuhan, Hubei Province

Abstract: The construction of urban cross-river rail transit has a great impact on the differentiation of urban residential land use. Based on structural equation model, this paper assesses the land use development at three typical stations, i.e. Jinyintan, Fanhu, and Jiyuqiao Stations of the cross-river subway line 2 in Wuhan. The results show that the development of urban cross-river rail transit has improved the transportation connection between the two sides of the Yangtze River, resulting in agglomeration effect of high-end residential buildings along the urban cross-river rail transit. The operation of urban cross-river rail transit has increased the land price along the rail transit as well as the land use efficiency, while brought about change in land use layout. While the commercial services and residential land layout undergoes upgrading, a hierarchy of residential land is promoted by market leverage.
