摘要：停车收费价格是规范居住区停车管理的重要手段。结合北京市居住区停车成本调查，分析居住区停车泊位运营管理成本；结合北京市居住区停车行为调查，探讨居民对停车费用的支付意愿及其与居民收入的关系，据此确定居住区停车收费依据。进而考虑与居民停车泊位选择行为密切相关的影响因素，建立BL模型，分析地面停车泊位与室内停车泊位的费用差价对居民停车选择行为的影响。最后指出，根据停车设施的不同以及其所在居住区物业类型来制定居住区停车收费价格，将更有利于居住区停车管理。

Parking Pricing of Residential Communities in Beijing

Abstract：Parking pricing is one of most important management measures for residential parking facilities. Based on a survey of residential parking cost in Beijing, this paper discusses the cost of parking operation management. By analyzing the residential parking behavior survey data, the paper explores the relationship between residents’ income and acceptable parking charge and the standard charge for residential parking. A BL model is developed to analyze the impact of the price difference between ground parking space and parking garage on parking facilities selection, which considers the influencing factors of parking facilities selection. The paper concludes that parking pricing should be based on the types of parking facilities, which benefits residential community parking management.
