中国高铁枢纽站区开发的功能类型与模式

摘要:为给中国高铁枢纽站区开发的功能类型安排提供定量化研究支撑,首先,对中国7个高铁枢纽站区开发典型案例进行数据分析,总结站区开发的功能类型。然后,通过建筑面积占比计算,得到7个站区新开发的4种主要功能类型——市场、酒店、办公和居住的占比平均值分别为7.71%,6.95%,25.27%和56.17%。最后,基于不同开发案例比较,将站区开发模式归结为均衡型、商务功能主导型、居住功能主导型和商贸功能特色型4类,并分析了造成站区开发模式差异的不同的城市特色与站区开发背景。

Function Type and Development Model of HSR Station in China

Abstract:To support the research on the functionality of HSR(High-Speed Rail) exchanging terminals, this paper firstly summarizes the seven typical terminal development types of high-speed railway station. Then, by calculating the proportion of land use area, four main functions of the 7 stations area are estimated at 7.71%, 6.95%, 25.27% and 56.17% for commercial, hotel, office and residence area  respectively. Finally, based on the comparison of different cases, the author attributes the station area development into 4 models: balanced type, business function-oriented type, housing function-oriented type and trade function-characteristic type. The paper also analyzes the reason leading to different urban characteristics and station development backgrounds.
